Loan Modification Montana

Montana Loan Modification

Montana is one of the cities that were able to keep foreclosure rates down for sometime. The state is currently 45th in the country in terms of foreclosure rates. This means only one in every 7,449 homes has experienced foreclosure–related activity in November. In terms of the number of properties that received foreclosure filings, the state is also in the same rank.

However, the last quarter of the year showed a spike of increase in foreclosure activities. November data shows an increase of 45% when compared to last month. Although October posted a decrease in foreclosure filings, the decrease was only 5%. But even with the increase, the number of foreclosed properties is lower by 51% compared last year.

The reason for the spike is unemployment. The state experienced an increase of unemployed individuals in this month. This directly affected the real estate industry as the source of income of individuals diminishes.

Early Prevention through Loan Modification

But this problem of loan modification could be easily addressed when the property owner is aware of their options. One of those options is loan modification. A relatively obscure service for property owners, loan modification can help the individual renegotiate some of the terms and conditions of the property. Instead of opting to foreclose, the property owner talks directly to the lender if the loaned amount could be decreased so that payment will be according to the new financial capacity of the property owner.

The idea behind loan modification is that through this transaction, the lending company will not foreclose the property and sell it again. Foreclosed properties are typically lower in value so the lending company will not be able to earn through this transaction. On the other hand, if they just slash off a few percentages on the present mortgage loan, they could still earn based on the new value of the property. The property owner will of course, enjoy keeping their property.

“Hardship Situation”

If loan modification will be available to every property owner, the real estate industry, not only in Montana but also in the whole country will crumble. For that reason, loan modification has been limited to those who are currently undergoing “hardship situation.” This situation is directly related to the current economic situation and more.

When you are in a “hardship situation” you could be someone who just lost their job because the company you worked with just implemented lay-offs for company survival. Aside from that situation, the individual may have also experienced financially draining events such as death of family member or sickness.

Because of this, documentations are required first for individuals who wanted to use this service to save their property. There are loan modification companies in key cities in Montana that could assist individuals in preparing the said documents.

Starting Early

Even though you’re not facing foreclosure yet, you can still ask for loan modification. You just have to show that your financial status have changed because of the “hardship situation.” Banks and other financial institutions will just make adjustments on your mortgage and will never proceed to foreclosure filings.
